How Does It Work?

How do I analyze a lease proposal?

Drag and drop your PDF, DOCX, or DOC file onto the dashboard (you can even drag directly from an email without downloading first). AI extracts 40+ lease terms — rent, escalations, abatement, TI allowances, parking, OpEx — in under 3 minutes. You get a complete financial model immediately.

What if the AI extracts something incorrectly?

Every extracted field is editable inline — just click to correct it. The financial model recalculates in real time. Each field also includes a confidence indicator (high/medium/low) and a source quote showing exactly where in the document the AI found it, so you can verify at a glance.

Can I compare multiple proposals side by side?

Yes. Compare up to 8 proposals in a single view. The comparison grid highlights the best value per row (lowest cost, highest allowance, etc.) and an AI recommendation engine ranks the proposals with plain-English reasoning you can share directly with clients.

What is the AI assistant?

Every analysis includes a built-in chat assistant. Ask it things like “extend the lease by 6 months,” “reduce rent by $2/SF,” or “what if we negotiate 3 months of free rent?” — and the financial model updates instantly. You can create named “what-if” scenarios without overwriting the original.

What export options are available?

Three PDF tiers — Executive Summary (1-2 pages for fast decisions), Full Cash Flow (detailed annual/monthly schedules), and Combined Report (both in one document). Excel workbooks are also available. All exports include your firm branding, and comparison exports are supported for multi-proposal analyses.

Security & Privacy

What happens to my documents after upload?

Your documents are permanently deleted from our servers the moment extraction completes. We only retain the extracted data — never the original files. No AccompliceRE employee ever sees or reads your documents.

How is my data encrypted?

Every user receives a dedicated AWS KMS encryption key. Your extracted data is encrypted with AES-256-GCM at the application layer, plus independent infrastructure-level encryption via Supabase. Data is encrypted both at rest and in transit.

Does AccompliceRE train AI models on my data?

No. We do not train AI models on your data. We do not review your documents. Ever. Your lease data is used solely to generate your analysis and is never shared with third parties or used to improve AI models.

Is there an audit trail?

Yes. Every action — analysis created, export generated, proposal updated — is logged to an immutable audit trail that cannot be modified or deleted, even by administrators. This supports SOC 2-level compliance requirements.

Starter is $19.99/month (or $191.99/year — 20% savings) and includes up to 20 uploads/month, all export types, and email support. Pro is $59.99/month (or $575.99/year) and adds unlimited uploads, bulk upload, watermark removal, and early access to new tools. Platform pricing is custom for firms with 5+ brokers.

Is there a free trial?

Yes. Every plan includes a 14-day free trial with full access. No credit card tricks — cancel anytime.

Can I change or cancel my plan?

Anytime. Manage your subscription, update payment methods, and view invoices directly from the billing portal in Settings. Downgrades and cancellations take effect at the end of your current billing period.

How do I sign up?

Go to accomplicere.com and click “Get Started.” Create an account with email and password (or use a magic link for passwordless login). Your 14-day free trial starts immediately.

Do I need to install anything?

No. AccompliceRE is entirely web-based. Works in any modern browser — Chrome, Safari, Edge, Firefox. No desktop software, plugins, or IT department required.

What file formats are supported?

PDF, DOCX, and DOC. Maximum file size is 50MB per document. You can upload multiple documents at once.

How do I set up my firm branding on exports?

Go to Settings > Profile and add your firm name, logo, and contact details (license number, phone, email). These automatically appear on every PDF export — cover page header, footer, and branding strip.

Financial Model & Industry

What financial metrics does AccompliceRE calculate?

Net Present Value (NPV) with configurable discount rates, effective rent per SF, net lease cost, year-by-year rent schedules with escalation compounding, monthly cash flow projections, cumulative cost tracking, and TI/CapEx amortization. All calculations use financial-grade precision — no floating-point rounding errors.

What lease types are supported?

NNN (Triple Net), Full Service Gross (FSG), Modified Gross (MG), and Industrial Gross (IG). The model handles all standard escalation structures (percentage or fixed dollar, year-by-year), multiple abatement periods (base-only or gross), parking costs, phase-in premises, and mid-month commencement with stub period logic.

What is NPV and why does it matter for lease decisions?

Net Present Value discounts all future lease payments back to today's dollars, accounting for the time value of money. A $50/SF lease starting in 2026 is worth less in today's terms than $50/SF today. NPV lets you compare proposals with different term lengths, escalation structures, and concession packages on an apples-to-apples basis — which is exactly what a CFO needs to make a decision.

Can I adjust the discount rate?

Yes. The default is 8% (industry standard for most CRE analyses), but you can change it globally in Settings or per individual analysis. This lets you match your client's cost of capital or test sensitivity across rates.

What other tools are coming?

Signal (Q3 2026) for prospect tracking alerts, Portfolio (Q4 2026) for lease organization and abstracts, and a tenant rep-focused CRM (2027). All will live under one login.
